How Real Estate Agent Commission Actually Works

M

Real estate agents don’t receive a fixed salary—they earn through commissions, which means they are only paid once a property deal is successfully completed. In most cases, the seller is responsible for paying the commission, and this amount is usually calculated as a percentage of the final sale price. Often, this cost is already considered when setting the property’s asking price. The commission is then typically shared between the agent and the broker, depending on their agreement. The commission rate can vary based on several factors, including the type of property, its location, current market conditions, and any extra services provided, such as marketing, advertising, or home staging. In Australia, homeowners selling their main residence generally do not have to pay Capital Gains Tax (CGT) on the profit from the sale. However, expenses related to selling the property—like agent fees or advertising costs—are usually not tax-deductible. Apart from agent commissions, there are often additional costs involved in the transaction, such as legal fees, stamp duty, registration charges, advertising expenses, and property staging costs. Since these expenses can quickly add up and make the final amount harder to estimate, using a real estate commission calculator can be a smart way to get a clearer idea of the total costs. This helps sellers plan their budget better, set the right sale price, and negotiate with greater confidence.
