What is AI Search?
AI Search is a natural-language filter tool built into the Properties page. Instead of manually opening dropdowns for listing type, state, bedrooms and price, you type a single sentence - the AI reads it, extracts your requirements, and turns them into precise search filters automatically.
Under the hood it uses GPT-4o to parse your sentence and recognise property-search intent. The result is a set of colour-coded filter chips that you can review, remove if needed, and then apply with one click.

How it works - step by step
Open the AI search tab
Click the Filters button on the Properties page. In the modal that opens, switch to the "AI search" tab - look for the Sparkles icon and the "Beta" badge.
Type what you're looking for
Write a natural sentence describing your ideal property. Include suburb, bedrooms, price, property type - whatever matters to you. Plain English works perfectly.
AI detects your filters
Hit "Update" or press Enter. The AI parses your sentence and shows colour-coded chips for each filter it found - listing type, location, bedrooms, price and more.
Review and adjust chips
Remove any chip that doesn't apply by clicking its ✕. The remaining chips form your final search. You can also re-type your sentence and hit "Update" to start over.
Hit Search
Click the red "Search" button. The app instantly applies your detected filters to the property listings and shows you matching results - no manual dropdowns needed.

Buy / Rent
Detects whether you are looking to purchase or lease.
Location
Picks up suburb, city or state from your description.
Bedrooms
Understands "3 bed", "at least 4 bedrooms" and similar.
Bathrooms
Captures bathroom count from your sentence.
Parking
Detects garage or parking space requirements.
Price
Parses price ranges and ceilings, including "1.5M" and "K".

Tips for better results
Be specific about location
Mention a suburb, city or state (e.g. "in Newtown, Sydney" or "Brisbane QLD"). The more precise, the better the filter.
Include a price range
Use shorthand like "under 900K", "between 1.5M and 2M" or "over 500K". Both K (thousands) and M (millions) are understood.
State minimum requirements
Say "at least 3 bedrooms" or simply "3 bed" - the AI sets a minimum filter so you see everything with 3+ bedrooms.
Name the property type
Words like "house", "apartment", "townhouse", "unit", "villa" or "land" are all recognised and converted to the correct property type filter.
Combine multiple criteria
You can describe everything in one sentence: "4 bed house in Perth under 1.2M with double garage for sale." The AI handles it all at once.
Refine with "Update"
Not happy with the detected chips? Edit your sentence and click "Update" to re-run detection. You can tweak your phrasing until the chips match your intent.
